Why metal roofs? Metal roofs are lighter, don’t retain heat, come in lots of variations and colors and have a long lifespan. Typically, metal roofs are warrantied for 35 to 50 years but drive through the middle of Florida and you will see many roofs over 100 years old. The roof on the left is a home in Central West Florida, is reportable 80 years old and doesn’t leak. Metal roofs are significantly more expensive than Asphalt Shingle roofs.

The most common metal roofs in Florida are 5V roofs (5V-crimp), named for the five inverted V’s on each panel. In the past they were galvanized steel but most now are Galvalume®, which is a steel core with a combination zinc and aluminum coating. You can also get them in aluminum, but the cost is significantly more. You can get them in multiple colors (baked on finish) but most people get the “Key West” look (no color with a clear coat). CenterPoint Roofing fastens the panels through the ribs. If a screw comes out water hast to be high enough to breach the rib or hit the hole directly. When fastening through the deck if a screw comes out it becomes a leak. Also, through the deck leaves often get stuck on the screws and cause a water dam that can eventually lead to rust.

CenterPoint installs lots of 5V roofs however our recommendation is standing seam. Made of the same material, with the same color options, the advantage is the screws are hidden by trim or under the panel. A standing seam panel is held to the roof with a clip then the seam of the next panel is put over the clip and panel then it is then snapped or crimped into place. The advantage of this style roof is no exposed screws. Less holes in your roof.

Not it's not a Spanish clay tile roof. It's a metal tile roof. It looks like Spanish tile but weighs less. Did you know tile roofs have to be architected for the tile because of the weight? This is a great style choice that is warranted for 50 years and comes in several colors. Be careful though, CenterPoint has installed several of these roofs and it takes a skilled metal roof installer to install properly especially if your roof has valleys.

Metal shingles are another metal option. They are Galvalume® or aluminum and have a 30-to-50-year warranty. They come in lots of shapes and colors. They are more than standing seam but less the metal tile.
